Lease Details

Rent is due on the 1st of the month and considered late on the 4th of the month. A late fee will automatically be applied if rent is not paid by this date.

At Atlas at the Loop, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is $14 per month. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least $100,000 in personal liability coverage and upload your Declaration Page to the Resident Portal ensuring all leaseholders are listed on the policy and the community is added as an additional interest party.

What's Included

Water and sewer utilities are billed individually based on usage through Billie. Electricity service is provided by Kissimmee Utility Authority who you will pay directly through your KUA Portal.

We have a community fee of $115 which includes access to our Parcel Pending package lockers, Valet Trash service 5 days a week, general amenity access and upkeep, and our courtesy officer.

Leasing Process

Our application process is quick and easy. Apply online by clicking the Apply Now button, select your desired floorplan, move in date and lease term. Complete the online application and add additional applicants (if applicable). Upload your ID and proof of income directly in the applicant portal. Our team will follow up with you by phone and by email with the next steps.

Living at Atlas at the Loop

Rent can be conveniently paid online via e-check or by card. We also accept in-person payments via check in office at no additional charge.

Water is billed by usage and paid with rent. Electricity is billed by Kissimmee Utility Authority (KUA) directly with your account you set up with them.

Our valet trash service operates every Sunday through Thursday after 7PM. Place your bin outside between 6 and 7 for pickup. On Friday, Saturday or major holidays, we have a trash compactor that is made available to all residents.

Maintenance request can be submitted through the resident portal online or through the Resident Portal Mobile app.

Maintenance is available for after hours emergencies. Please call the leasing office at 407-407-7977 and select option # 3. Please leave a message with your apartment number and maintenance emergency and a maintenance team member will reach out to you immediately.

The pooldeck and gather room are open from 9AM - 10PM 7 days per week. The fitness center is available 24/7.

We’re happy to welcome your fur baby to our pet‑friendly community! Each household may have up to two pets. We offer a pet spa and a dog park where your pets can play, explore, and enjoy their freedom. The following breeds are restricted: Pit Bulls and Staffordshire Terriers, Doberman Pinschers, Rottweilers, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, and Wolf‑Hybrids. Additionally, the following animals are not permitted: birds, rodents, snakes, frogs, spiders, ferrets, and other exotic animals.

We want all of our residents to enjoy their living experience throughout their time at Atlas at the Loop. We ask that our residents and their guests follow all Community Guidelines found in your lease including:

  • No glass containers or pets permitted on the pooldeck
  • Proper use of amenities or common area spaces
  • No smoking anywhere within the community
  • Pets kept on a leash at all times and always pick up after your pets
  • Misuse of property safety equipment (fire extinguishers, exit signs, etc)

Apartment transfers are permitted after 6 months of residency pending availability and a transfer inspection. Our transfer fee is $1,000 for any transfer taking place within an active lease, you can avoid this fee by transferring at the end of your lease within 30 days.

Your key fob can be used to enter into your apartment home, and access all amenity areas.

Our mail center is centrally located in front of the clubhouse housing your mailbox for the US Postal Service, and our Parcel Pending package lockers. After move-in, Parcel Pending will invite you to set up an account, once this is complete you can select notification preferences for package codes to unlock the locker. In addition to the lockers, we have an oversized package room located to the left of the kiosk so you can pickup larger items such as furniture you may have delivered.

Our base security deposits are:

  • $300 - 1-Bedroom
  • $400 - 2-Bedroom
  • $500 - 3-Bedroom

Total deposit is subject to credit screening with the maximum required deposit being equal to 1 month of rent. 

$250 admin fee and a $75 application fee per applicant.

Late fees are automatically applied to any unpaid rent charges on the 4th of the month. The late fee is a $150 one-time charge.

Lease terminations are available with a fee equal to 2 months of rent.

Each resident is allotted 1 parking space at $10 per month through ParkM. Registering more than 1 vehicle per leaseholder is available at $50 per month additional.

Guest can register their vehicle through ParkM for $2 per stay and park in the same areas residents park. During normal business hours we have open parking available to guest.

Guest are permitted to stay for no more than 7 consecutive days.

12, 13, 14 and 15 months

We require a 60 days notice prior to move-out if you are not renewing your lease. Notify a team member to sign an official notice.
